Hands-on management for luxury condos in Miami Beach buildings where short-term rentals are allowed. We review your building’s rules and zoning first.
We’ll reply within 1 hour.
Guests come to Miami Beach from all over the world for the beach, the Art Deco architecture, the restaurants and the cultural calendar. In the right building, a well-run condo hosts them beautifully, and the details decide the reviews: front desk check-ins, valet, amenity rules and spotless turnovers.
We already host guests on Ocean Drive. Our Iconic Ocean Drive Retreat, a two-bedroom Art Deco condo across from the beach, is an Airbnb Guest Favorite.
Run by the same local team that looks after every Flight Mode home.
In Miami Beach, short-term rentals are only possible in certain buildings and areas. Before anything is listed, we go through your building’s rental rules, your association’s requirements and the property’s zoning with you, and plan the operation around them.
Whether your building allows short-term stays, and any minimum stays or limits on how often a unit can be rented.
What your condo association asks for before guests arrive, such as registration or approval steps, and how long they take.
Whether the property’s zoning allows short-term stays, and which city, county and state registrations and taxes may apply.
We don’t give legal advice. Rules can change, so confirm eligibility for your property with the relevant authorities, and with your association for condos, before listing. Short-term rental permit and registration consultation available (separate fee).
One local team runs the whole operation, with clear terms and full monthly owner statements.
“They manage my apartment like a real hotel. Always clean, check-in is easy, and they answer guests fast. After they started, reviews got better, guests complain less, and more inquiries turn into bookings.”

One simple management fee: 20%. It covers everything from the listing to the last inspection.
Only the guest-paid cleaning fee is deducted first. The 20% is then taken from the rental income, and owner-paid property expenses such as utilities and repairs come after that. Everything is itemized on your monthly statement.
