"Full-service" is on almost every property manager's website. It can mean a local team that runs your home end to end, or a listing-and-messaging service that leaves the physical work to you. For an owner of a large pool home or waterfront property, the difference shows up in your reviews, your home's condition and your net income.
Use this guide to understand what full-service management should cover, how the fees really work, and which questions separate a good fit from an expensive lesson.
What "full-service" should cover
Think of a vacation rental as four jobs running at once. A full-service manager should own all four.
1. Guests
- Listing creation and marketing across Airbnb, Vrbo and other platforms. That means professional photography, well-written descriptions and accurate amenities.
- Guest screening before confirming a stay. Review profiles, history, group size and the purpose of the trip, and use each platform's verification tools.
- Responsive guest communication, from the first question to checkout. Fast, clear replies prevent most problems before they start.
- House rules that are enforced, covering occupancy, parking, noise and parties, written to match your city's requirements.
2. Revenue
- Dynamic pricing: nightly rates and minimum stays adjusted to seasons, holidays, events and demand, rather than a fixed rate set once a year.
- Calendar management across every channel, so there are no double bookings.
- Clear owner statements showing bookings, revenue, fees and expenses.
3. Home care
- Professional cleaning coordinated for every turnover, with linens, supplies and restocking.
- Quality-control inspections, so someone checks the home rather than relying on the cleaner's word.
- Maintenance and repairs coordinated with reliable local vendors: AC, pool, plumbing, electrical, landscaping.
- A local team that can be there in person. For a high-value home, this isn't optional.
4. Protection and compliance
- Damage claims filed and managed with the platform on your behalf, with documentation (more on this in our guide to protecting your home).
- Security deposits where the platform has no damage program.
- Permits, registration and taxes. Many South Florida cities, including Fort Lauderdale, Hollywood, Wilton Manors and Oakland Park, require registration and inspections, and state and county taxes have to be collected and filed. Some managers include this; others, Flight Mode included, offer it as a separately priced consultation. Either way, know who is responsible.
How management fees really work
Management fees in South Florida are usually a percentage of revenue. Published fees range from about 10% to 25% depending on the model, and lower fees often mean the owner handles more of the local work. The percentage alone tells you little. Ask:
- A percentage of what? Total bookings including cleaning fees, or rental income only? The difference is significant.
- What's included, and what's billed separately? Cleaning, linens, supplies, maintenance call-outs, photography, permits and inspections.
- Are repairs and supplies marked up, or billed at cost?
- Are there setup fees, monthly minimums or termination fees?
How Flight Mode does it, for transparency: our management fee is 20% of rental income, excluding taxes, cleaning, and channel fees. Owner expenses are then deducted. Property expenses (utilities, pool service, repairs, supplies and services such as trash collection) are paid by the owner and shown on full statements. Permit and registration consultation is a separate fee. Our agreement is one year, then 60 days' notice to leave. See the full A-to-Z agreement.
12 questions to ask before you sign
Bring these to every manager you interview, including us.
- Who will actually be at my home? Your own team, subcontractors, or a call center elsewhere?
- How do you screen guests, and what happens when someone breaks the house rules?
- What exactly is the fee calculated on? Ask for a sample owner statement.
- What's not included? Get the list in writing.
- How do you handle damage? Who files the claim, how quickly, and with what documentation?
- How often is the home inspected, and by whom?
- How do you set prices? Ask how rates and minimum stays change through the year.
- Which platforms will you list on, and whose accounts are they? Understand what happens to the listings and reviews if you part ways.
- Who handles permits, registration and tourist taxes, and is it included?
- What are the contract term and the exit terms? Is there a notice period or a cancellation fee?
- How often will I get statements and payouts, and what will they show?
- Can I talk to a current owner? A confident manager will connect you with one, with that owner's permission.
Red flags
- A fee that sounds low, until you add up everything billed separately.
- Revenue projections with no range and no seasonality.
- Vague answers about who does the physical work.
- Long lock-in contracts with heavy exit penalties.
- No clear process for damage, complaints or emergencies.
- No mention of local registration requirements. In Fort Lauderdale, operating without a valid certificate can now cost $1,000 per day.
Why "local and hands-on" matters for larger homes
A five-bedroom pool home doesn't behave like a studio apartment. More guests, more systems and more outdoor space mean more that can go wrong, and more that guests notice when it's done right. The managers who protect a home's value treat it like a residence: they know the house, its quirks and its vendors, and they can be there in person.
That's how we work at Flight Mode. We're a boutique team focused on 3+ bedroom pool homes, from modern family homes to waterfront estates, across Fort Lauderdale, Wilton Manors, Hollywood, Miami and the surrounding coast. We're rated Google 5.0★ and Airbnb Superhost 4.88★.
