If you own a condo in Hollywood, or you're thinking about buying one, the first question is simple: can I rent it to guests by the night? In Hollywood, the answer depends on two separate yeses. The City has to license the unit as a vacation rental, and your condo association has to allow short stays in its own documents. One without the other isn't enough.
This guide names a few Hollywood Beach buildings where public listings say short-term rentals are allowed, shows you where that information came from, and walks you through checking any building yourself.
Important: The buildings below are examples, not a guarantee. Rules change, and some buildings allow short stays only for certain units or with minimum stays. Always confirm with your association (in writing) and get your City of Hollywood vacation rental license before you list. This is not legal advice.
Buildings where public listings say short stays are allowed
We only include a building here if a current or recent public listing for a unit in it says, in plain words, that short-term or daily rentals are allowed. A listing is the seller's statement, not the association's, so treat these as a starting point for your own check.
Sian Ocean Residences, 4001 S Ocean Dr
- What the public record says: A unit listed for sale in October 2026 is described as "Airbnb/VRBO approved with NO rental restrictions." (Fortune Christie's listing, 4001 S Ocean Dr #11M, checked Oct 22, 2026)
- Other unit listings in the building say "Short-term rentals are permitted, subject to association and local regulations." (Tom Day Properties, Sian Ocean Residences listings, checked Oct 22, 2026)
- Good to know: Listings mention a 24-hour front desk and valet, and say the building has finished its 50-year recertification. Ask the association to confirm both, and any assessments, in writing.
Tides on Hollywood Beach, 3801 S Ocean Dr
- What the public record says: A penthouse unit listed in 2026 is described as "AIRBNB APPROVED - CAN RENT DAY 1" with "no rental restrictions," and the MLS restrictions field reads "Daily Rentals Allowed." (Coldwell Banker listing, 3801 S Ocean Dr #PH16S, checked Oct 22, 2026)
- Good to know: The same listing mentions a special assessment in place. Older buildings like this one (built 1969 per the listing) can have large assessments, so ask before you budget.
Hyde Beach House, 4010 S Ocean Dr (residential side only)
- What the public record says: A 2026 listing describes Hyde Beach House as a condo-hotel and says the unit is on the "unrestricted-residential side," with "no rental restrictions." It also says the agent "confirmed with building management" that the unit is "not subject to resort rental-pool or owner-use cap." (Bex Realty listing, 4010 S Ocean Dr #T3505, updated Sep 30, 2026; checked Oct 22, 2026)
- Good to know: This is the clearest example of why you check unit by unit. In a building with a hotel program, some units may be tied to the resort's rental pool or have owner-use limits, and others may not. The listing itself tells buyers to confirm minimum lease terms and City registration.
A building that is not a nightly-rental fit: Sea Air Towers, 3725 S Ocean Dr
- A sold listing from March 2025 says rentals are allowed with "30-day minimum rentals up to 12 times per year." (Bex Realty sold listing, 3725 S Ocean Dr #1414, checked Oct 22, 2026)
- "Rentals allowed" is not the same as "Airbnb allowed." A 30-day minimum rules out typical nightly guests, so always ask for the minimum stay and the yearly limit.
What the City of Hollywood requires
Hollywood treats a unit as a vacation rental if it is advertised for stays of less than 30 days, more than three times a year. Those units need a City Vacation Rental License. The application is online only, and the owner certification form must be notarized and uploaded. (City of Hollywood, Vacation Rental License)
The City also requires a noise level detection device in every vacation rental, with data kept for 180 days and available to the City on request. The City runs a 24/7 complaint hotline, and licensed owners or managers registered with the City are notified when a complaint comes in. Questions go to the City's Office of Treasury at vrl@hollywoodfl.org.
On top of the City license, you'll also need:
How to check your own building in 5 steps
- Read the declaration of condominium and the rules. Look for the words "lease," "rental," "transient," "minimum term," and "number of times per year." As an owner, Florida law lets you inspect the association's official records, and associations with 25 or more units must post the declaration and rules on an owner-only website or app. (Fla. Stat. 718.111)
- Ask management for the current rental policy in writing. Ask for the minimum stay, how many rentals a year, any guest registration or fee, and whether there is an approval step for each guest.
- Check for recent amendments. Under Florida law, a new amendment that bans rentals or changes the rental term or the number of rentals generally applies only to owners who voted for it and to owners who buy after it takes effect. (Fla. Stat. 718.110(13)) If you're buying, that means the seller's rental rights may not carry over to you, so get the current rule for new owners.
- In a condo-hotel, check your unit's program. Ask whether the unit is in a resort rental pool, has owner-use limits, or is on a residential side with its own rules.
- Line up the licenses. City of Hollywood vacation rental license, state DBPR license, and county and state tax accounts, all before your first guest.
A listing that says "Airbnb friendly" is a good sign, not a green light. Steps 1 to 3 are what protect you.
