Switching vacation rental managers, step by step.

Thinking about how to leave Vacasa, looking for a Vacasa alternative, or planning to switch from Evolve or another national manager? Here is how a switch works, what to check in your current contract, and what changes with a local, hands-on team in South Florida.

How switching works

Six steps from your current manager to us.

1. Read your current agreement

The notice period depends on your current contract, so check it first. Look for how much notice is required, how notice must be given, what happens to reservations already on the calendar after your end date, and any steps the agreement asks for when you leave. If anything is unclear, ask your current manager to confirm it in writing.

2. Book a call with our team

We look at your home, your calendar, your goals and your city's rules with you, and you get a straight answer on whether we are the right fit before you give notice anywhere.

3. Pick a handover date

Once you know your notice period, we agree a switch date together. Reservations that are already booked need a clear plan, so we work through them with you and your current manager so guests are looked after either way.

4. Sort out listings and reviews

Find out whose account each listing is in. If a listing is in your own Airbnb or Vrbo account, it stays with you. If it is in your current manager's account, ask them what happens to it and its reviews, because listing transfers depend on each platform's rules and on who holds the account. We then create or update your listings on Airbnb, Vrbo, Booking.com and more.

5. Licensing and the handover

Check who holds each registration: the Florida vacation rental license, the county tourist tax account and any city registration or certificate. Update any that list your current manager, or name them as the local contact. Some cities require a named local representative, so that contact may need updating with the city. Then collect keys, lock and Wi-Fi details, pool and vendor contacts, HOA approvals and the home's inventory.

6. Launch with your local team

We prepare the home, inspect it and go live. From then on, one local team handles guests, cleaning, maintenance and inspections after every cleaning and before every check-in, and you receive full monthly owner statements.

This page is general information, not legal advice. Your own agreement and your city's rules decide the details.

Switching FAQ

Questions owners ask before switching.

Something else on your mind? Email office@goflightmode.com.

How do I leave Vacasa, Evolve or another vacation rental manager?

Start with your current agreement. It sets the notice period and how notice must be given. Give notice the way it requires, then agree a handover date with your new team so bookings, listings and licensing are covered.

How much notice do I need to give my current manager?

It depends on your current contract, so check it. Notice periods and termination steps vary from one agreement to another, and your agreement is the place that sets yours.

Will I keep my listing and reviews when I switch?

It depends on whose account the listing is in. A listing in your own Airbnb or Vrbo account stays with you. If it is in your current manager's account, ask them what happens to it and its reviews, since transfers depend on each platform's rules.

What happens to bookings already on my calendar?

Your current agreement may say how reservations after your end date are handled. We go through them with you and your current manager so every guest has a clear plan.

Do I need a new vacation rental license when I switch managers?

Check who holds each registration: the Florida vacation rental license, the county tourist tax account and any city registration. Update any that are in your current manager's name or list them as the local contact. Requirements differ by city, so we review them with you.

Is Flight Mode a Vacasa alternative in South Florida?

We are a local, hands-on team managing homes in Miami, Miami Beach, North Miami, Sunny Isles Beach, Aventura, Hollywood, Fort Lauderdale, Oakland Park and Wilton Manors. One team runs everything, from the listing to the last inspection.
